Inspecting Your New Home

Home inspections were unheard of only a few years ago. Buyers relied on their own inspection, or at best, the inspection by a well-meaning friend. Today, that has changed dramatically. Most buyers hire a professional inspector. Unlike some states that allow anyone with a flashlight to call themselves "inspectors", Wisconsin law requires licensing.  Anyone wishing to be an inspector is required to have training and take a specialized exam prior to the issuance of a license. 

A home inspection usually costs between $200 and $300. This could be the best money you will ever spend. Before choosing your inspector, there are some factors to consider:

1. You need to know if they are qualified. Ask them what makes them an "expert".
2.  Ask what they will inspect. All inspectors do not inspect the same things.
3.  Ask for references--and call them.   
4. Ask for a sample of their inspection report to see if it's complete.
5. Even best can make a mistake.  Every inspector should carry errors and
     omissions insurance.  If the inspector says they do not carry it -------
     find another inspector.
